The rebirth of the Principal already has financial muscle

The recovery of the Teatre Principal no longer just has a plan, but also the necessary financing so that it can reopen its doors in autumn 2028. The project promoter, Atir Hospitality, has closed a financial structure of 42.5 million euros together with business families and the Madrid-based manager Buenavista Equity Partners. The agreement will allow not only the historic building to be transformed, but also La Rambla and its most cultural aspect.

The operation combines a capital increase of 21.5 million euros, subscribed by Atir Hospitality and eleven business families, and another 21 million euros of senior financing provided by the manager, through its Buenavista NextGen Urbano fund, financed by the EU. Of the capital increase, 14.5 million come from these eleven business families —nine Catalan, and two from Levante—, in an operation structured by Banca March, while Atir Hospitality contributes another seven million of its own resources.

"The closing of this operation represents a decisive milestone for the project and confirms the confidence it inspires among institutional and private investors," defended José María Trénor, founder and CEO of Atir Hospitality. For him, recovering the Principal means "returning to Barcelona an essential part of its cultural heritage" and opening a new stage for a space that once again aspires to become a benchmark of the city's cultural life.

As Trénor explained in a visit to the Principal a few days ago, he had been after the old theater for seven years. An entrepreneur linked until now to the world of hotels, Trénor explored various ways to recover the space —even knocking on the door of the Cirque du Soleil—, until he embarked on its rehabilitation to restore cultural prominence to the building.

Now, the Principal has ceased to be a promise to become a work in progress, with a calendar and assured financing. After decades of frustrated attempts, changes of ownership and projects that never materialized, the comprehensive rehabilitation of the facility is now beginning to advance.

That will bring implications for La Rambla, and for the entire city. Its recovery represents one of the largest heritage interventions underway in Barcelona. The project, which will act on more than 10,000 square meters, will generate a new cultural hub that will invite Barcelonians to the section of La Rambla closest to the sea. Parallel to the rehabilitation of the building, the renovation of the avenue is also progressing, and will finish next February.

To revitalize La Rambla, more than just reform is required, and that is where projects like El Principal will be key, facilitating the transformation of the promenade into a cultural axis that attracts Barcelonians to the city's most universal promenade. A few meters away, the digital art center will also be opening in 2028 in the old Foneria de Canons, another of the pieces called to transform the lower part of the avenue.

Inside El Principal, the works, which began at the beginning of this year, are progressing according to the planned schedule. If the deadlines are met, Barcelona will recover the old theater in the autumn of 2028, also incorporating new spaces and uses adapted to 21st-century Barcelona. Because the history of El Principal has never been just the history of a theater, but rather it has been a reflection of La Rambla and, to a certain extent, of Barcelona itself. For years it has symbolized the difficulties in rescuing some of the city's great heritage icons; now, with the works underway and funding guaranteed, it embodies the capacity to convert a disused building into a new cultural engine for the city.
