Colonial, Sanitas, and Mapfre have partnered to open a new hospital in the heart of 22@. Named Hospital Marina, the facility is expected to begin operating in 2027 after an investment of 77 million euros. Of the total, Colonial will contribute 50 million euros, while the rest will be borne by Sanitas and Mapfre, who will then lease the building.

The new hospital will be located in the former headquarters of the multinational T-Systems in Barcelona, and its more than 17,800 square meters will house 120 beds, eight operating rooms, all medical specialties, and an emergency service. Colonial, which has already begun the renovation, will retain ownership of the property, which also aims to position itself as an infrastructure for the Life Science sector, with spaces dedicated to research.

Located at number 110 on Sancho d'Àvila street, the facility will generate 1,200 jobs and expects to serve more than 200,000 patients annually. To launch it, Colonial will undertake the renovation of the building, while Sanitas and Mapfre will be responsible for equipping it and then managing the facility, under a long-term contract.

The more than 17,800 square meters of what was one of the first office buildings in 22@ are distributed over seven floors above ground, which will include nine ICU beds, 12 emergency boxes, two endoscopy rooms, and a nuclear medicine unit, in addition to 60 consulting rooms for specialists and ten for physiotherapy and dentistry.

The project is part of Colonial's asset transformation strategy, and its 50 million investment is included in a company plan that encompasses 380 million euros in four projects distributed in Barcelona, Madrid, and Paris. As highlighted by Colonial's CEO, Pere Viñolas, the plan's central axis is to create assets that contribute to the generation of urban fabric, providing added value through the diversity of uses of real estate assets.

The property will be renovated based on sustainability and energy efficiency criteria. In fact, "the complex will feature the highest technological standards, sustainable construction, and energy efficiency to become one of the most sustainable Life Science facilities in Europe from Barcelona," defended Colonial's business director, Albert Alcober.

Diversification of 22@

The building, which hosted T-Systems as the first major international technology company to land in 22@, "will now become key to its urban transformation and enrichment as the first health infrastructure that contributes to the generation of urban fabric for citizens and for Barcelona," added Alcover.

The conversion of the former T-Systems headquarters, which moved in 2023 to the Smart 22@ complex, will contribute to improving the mix of urban uses in the technology district. The Hospital Evangèlic de Barcelona also operates there since this year, in its case as an intermediate care hospital.

The future hospital will take shape in a 22@ that is determined to diversify its uses and to promote aspects beyond offices. With this objective, it is focused on the generation of housing, but also of facilities that provide services to citizens, such as the future hospital.
