It is expected that throughout 2021 the office supply in Barcelona will increase by some 260,000 square meters. One of the new properties that will come onto the market is Diagrame, an exclusive complex that aims to combine business and leisure and whose construction works have already started after obtaining all the necessary municipal permits in 2020.
The building is expected to be delivered in the fourth quarter of 2021 and to have Leed Platinum environmental certification, which guarantees that the highest standards in energy efficiency will also be met.
Cain International states that it chose 22@ "for being one of the most coveted locations in one of Europe's most attractive cities for technology professionals in terms of lifestyle." This real estate investment group with offices in London, New York and Los Angeles is convinced of the success of the development despite the pandemic and the current crisis context, as 22@ "has consolidated itself as an important innovation and technology hub where many large companies such as Amazon, Everis or Glovo have established their headquarters."
This investment group acquired this project at the end of 2018 in alliance with another real estate asset company, Freo Group. To finance the construction of Diagrame, they signed a loan of 23 million euros with CaixaBank in August 2020. However, a month later, in September, Cain and Freo announced the sale of the complex for 72 million euros to the German investment fund Patrizia, for whom they are now building the turnkey building. Real estate consultants CBRE and Savills Aguirre Newman will be in charge of commercialization, that is, finding tenants.
