22@ awakens investors' appetite. After having regained momentum in 2024, Barcelona's technological district shows it is on the radar, with operations such as the one closed by All Iron, which has acquired the Capri apart-hotel. The REIT bought it from Singaporean Frasers Hospitality for 35 million euros.

Located on Sancho de Ávila street, the property is the second that All Iron acquires in Barcelona. The REIT will lease the apart-hotel to the Basque Líbere Hospitality Group, which will manage the establishment a decade after its opening. In total, it has 97 short and medium-stay apartments, as well as a restaurant, lobby bar, conference rooms and parking, on an area exceeding 7,000 square meters.

With this operation, closed through Savills, All Iron reinforces its commitment to Barcelona, and now concentrates half of its portfolio in the city and in Madrid. In the Catalan capital, the company has another establishment, located on Ronda de Sant Antoni and which has 38 apartments.

The company, which is listed on the Alternative Stock Market, currently has 19 assets, exceeding a total value of 300 million euros. Of these, 11 are already operational, while five are under construction. When all are operational, they will add nearly 1,000 apartments and around 300 hostel beds, also distributed in Valencia, Bilbao, San Sebastián, Seville and Pamplona, among other Spanish cities.

To formalize the acquisition, the company launched a capital increase at the end of 2024, with which it raised 19 million euros, which have been complemented with financing from BBVA and Abanca.

And this is not the only operation that has had 22@ as a scenario in recent days. Conren Tramway bought a plot of land on Pamplona street last week to build an office building. The plot, previously owned by Codic, has a leasable area of 6,200 square meters. The construction process will begin in a month, and the total investment will exceed 30 million euros.

An eight-story building will be erected on the plot, each of which will have an area of between 700 and 1,000 square meters. In addition, a 600 square meter rooftop will crown the building, which will have a private garden of another 1,000 meters on the ground floor. The plot shares a block with another office building promoted by Conren Tramway, whose delivery is expected by mid-2025.

In fact, the plot on Pamplona Street is the company's eighth office development project in 22@. With these investments, the technological district demonstrates its attraction capacity and its role as a business and innovation hub. Thus, it confirms that it has recovered from a period of certain sluggishness in investment and activity in the district, and reinforces its role as a key location for Barcelona.
