T3 Diagonal Mar will be the first entirely wooden building constructed by real estate companies Henderson Park and Hines in Europe. It is an office building of 3,610 square meters, with 600 square meters per floor, and will include a rooftop and private gardens.

The chosen location to build the project is Cristóbal de Moura street, in the northern area of 22@, one of "Europe's most interesting innovation hubs," according to Henderson Park's Managing Director, Gijs Molenaar.

This new project is part of Hines' T3 family of buildings, a new generation of offices built on three pillars: the sustainability provided by wood, the cutting-edge technology with which the building is equipped, and connectivity. Works began at the end of May and are expected to finish in 2022.

The Catalan architectural firm Batlle i Roig, in charge of supervising the project, has designed a building made 100% with solid wood. The advantage of using this material in construction is that it eliminates the carbon footprint and is faster to build, leading to less pollution, eliminating waste, and reducing interference with local communities.

The goal of the real estate companies is to create a "smart, sustainable, and healthy workspace" to comply with ESG credentials, which stand for Environmental, Social and Governance and measure good practices in environmental, social, and corporate governance matters of companies.

Hines' Head of Spain, Vanessa Gelado, believes that the T3 Diagonal Mar project will allow both her company and Henderson Park to "meet the future needs of the world's most innovative companies and help them attract and retain the best talent in the market."

The American consultancy CBRE will be responsible for the commercialization of the building which, according to Hines' Global Head of ESG, Peter Epping, "will be attempted to be implemented throughout Europe in the coming years" with the aim of "protecting the planet and building sustainable communities."

Hines is, today, one of the main developers of 22@. With the UDIN Group, it agreed to build 30,770 square meters of offices last year. And with Henderson Park, parallel to these 3,610 square meters of wood announced today, it has also signed to build two student residences in the area, as well as the headquarters of the Toulouse Business School (TBS), acquired by Perial Asset Management for 30.65 million euros.
