The real estate developer Conren Tramway continues its expansion in 22@, promoting the construction of various office buildings. The company, owned by brothers Jaime and Paco Hugas and the German firm Conren, has closed the purchase of a new plot in the technological district from a group of family offices.
In this case, it is a project at number 122 Calle Llull, one of the few remaining finalist plots in this area, which maintains the interest of developers to develop the office segment in Barcelona, as demand has reactivated after the pandemic slowdown.
With a leasable area of 4,000 square meters, the development of the new building will be entrusted to Baas Arquitectura studio, as reported by Expansión, a studio that is now also working on the reconversion of the old Can Morató carpet factory in Pollença, for the new headquarters of Colonya, Caixa Pollença and the Guillem Cifre Foundation.
Conren Tramway's new building will adapt to the new demand for workspaces from large corporations that are committed to smart working, which allows mobility and flexible hours, teamwork, and facilities adapted to new technologies and to generate minimal environmental impact. Under sustainability criteria, the developer has signed financing agreements with CaixaBank and Banco Santander for 125 million euros.
Currently, the Hugas brothers' real estate company is promoting 8,300 square meters of open-plan offices, in a six-story building, at number 65 Calle Sancho de Ávila, also in 22@. In fact, this project ---which was later sold to Amundi--- was what gave rise to the alliance between Tramway Capital and Coren Land in 2016. The resulting group also currently has two other nearby projects in the technological district, specifically at number 160 Calle Almogàvers ---9,000 square meters, designed by the Batlle i Roig architecture studio and sold to Commerz Real--- and at Calle Pallars, 180.
The company Conren Tramway, which manages a total development area of approximately 250,000 square meters, also owns the Les Tres Xemeneies office building, on Avenida Paral·lel, and the land of the old Mercedes factory. On this last plot, located between the neighborhoods of Sant Andreu del Palomar and Bon Pastor, the real estate company reached an agreement with the City Council for a large urban development project that includes the promotion of more than 1,400 homes and spaces for economic activities and private facilities, which should be completed in 2026.
