Barcelona has entered the ranking of the ten most attractive European cities for investors in 2022, according to the EMEA Investor Intentions Survey 2021 report, prepared by the international real estate consulting and services company CBRE. The Catalan capital has placed ninth, ahead of Munich, and three positions away from Madrid, which occupies sixth place.

With both capitals among the cities with the highest growth expectations for international investors, Spain is the seventh European country in which the capital market trusts to carry out its operations. In fact, 70% of investors established in Spain plan to increase their investment in 2022, ten points more than the European average. By areas, 44% show greater interest in real estate assets dedicated to offices, 18% lean towards the industrial and logistics segment, and 17% towards the hotel sector.

The aforementioned report also determines that there is a predisposition of capital to move towards higher-risk real estate products in exchange for more attractive returns (value-add). Specifically, 65% of investors operating in Spain will seek this class of assets in 2022, much higher than European forecasts (37%).

The director of CBRE in Barcelona, Xavier Güell, attributes Barcelona's attractiveness to "the good performance of the city's real estate fundamentals, the sustained attraction of international companies, and the existence of powerful areas such as 22@, which have made the capital a very attractive and coveted location for large international investors."

The interest of international companies and development areas, keys to success
The classification of the EMEA Investor Intentions Survey, for 2022, is led by London, along with Paris and Amsterdam, which rise two places compared to 2021. Berlin occupies the fourth position, followed by Frankfurt, Madrid, Copenhagen, and Warsaw.

In 2021, Europe registered a record level in terms of investment volume, around 360 billion euros, a 25% increase compared to the previous year. This year, the increase in market activity is expected to drive investment volumes above pre-pandemic levels. Specifically, CBRE forecasts a 5% year-on-year increase in investment volume in 2022, pointing to another record year, with a figure exceeding 375 billion euros.
