The investment firm Starwood Capital Group, through its office brand Kudos, has leased 13,000 square meters to a training center, whose name has not been disclosed, to create "one of its main campuses in Spain." According to consultants JLL and CBRE, this is the largest surface area transaction in the Catalan office market recorded during the last 12 months. This operation joins others recently carried out by companies in the educational sector, such as the new centers of Eada, Ilerna, and Hipatia in Barcelona, and confirms its dynamism.
"During 2022, the educational sector has been the protagonist of the largest rental operations. Thus, around 7% of the total square meters leased for offices corresponds to companies linked to this sector," says Adriana Gorri, Director of Markets at JLL Spain. "The consolidation of Barcelona as the main digital and technological hub in Southern Europe has positioned the city as one of the most attractive for creating and attracting digital talent, a highly valued element by schools and educational companies," adds Lindy Garber, Director of Advisory & Transaction Services Investor Leasing at CBRE Barcelona.
The educational company that has closed the deal with Starwood will be located at the Kudos Innovation Campus Inneo, in Sant Joan Despí, on Samontà street. It is a multi-tenant office complex, comprising two buildings with a total area of more than 24,000 square meters. It features an outdoor area of 1,500 square meters and services such as an auditorium and a gym with changing rooms. Companies such as the consulting firm Minsait, part of the Indra group, are already located there.
In addition to the one in Sant Joan Despí, Barcelona, Kudos has an office center in 22@, where Mediapro is located. The rest of its buildings are concentrated in Madrid, with seven. It also has a presence in Milan. In total, it has 370,500 square meters distributed across ten complexes.
The international real estate consultancy JLL was responsible for advising the training center on this rental operation. CBRE exclusively marketed the business park.
