The negative trend registered during 2020 in the office market in Barcelona has begun to reverse during the first quarter. The forecasts for new offices in 22@ for this 2021 are set at 100,000 square meters, of which 48% is pre-leased.
Looking ahead to next year, 235,000 new square meters of supply are expected, with 8% already committed. Likewise, 88,000 square meters of supply will be added in 2023. During this period, the 22@Nord sector will gain prominence, going from concentrating 5% of the new supply this 2021 to reaching 85% in 2023.
These forecasts were presented at a round table that discussed the urban future of 22@ and included the participation of Cushman & Wakefield's international partner and president of the 22@Network BCN Urban Planning commission, Javier Bernades, and the association's president, Enric Urreta.
Regarding the impact of teleworking on the office market, Bernades believes that it will not be able to replace the office, but that the latter will transform into "places for meeting, exchange, and joint generation of projects and ideas."
Likewise, Urreta urges the Barcelona City Council to advance in the processing of urban planning. "Before the outbreak of the pandemic, the process of reviewing the Metropolitan General Plan in 22@ began; we will emerge from the pandemic and still will not have the definitive approval of the planning. We need more dialogue," he emphasizes.
