New major operation in the Barcelona office market. The Icyesa patrimonial group has acquired the RBA corporate tower, located at Diagonal Avenue 189, in the 22@ district, for 100 million euros. The transaction is among the most significant of the year in the Catalan capital and confirms investor interest in quality office assets in the city's most consolidated locations.

The building, designed by architect Oriol Bohigas and inaugurated in 2010, has nearly 20,000 square meters distributed over 17 floors. Located a few meters from Plaça de les Glòries, it has become one of the most recognizable towers in the 22@ skyline. The property has LEED Gold environmental certification, an auditorium, terraces, and various spaces dedicated to user services.

With this acquisition, Icyesa, a patrimonial group of a Barcelona family with a long history in real estate investment, reinforces its commitment to tertiary assets in one of the city's main poles of economic activity.

The operation comes at a particularly dynamic time for the Barcelona office market. The strength of the market is also reflected in leasing activity. According to JLL data, office demand continues to grow, mainly concentrated in 22@ and in the most prime areas of the city. The consultancy points out that the increase in the average contracted area evidences companies' search for higher quality and better located spaces, while office availability has been reduced, especially in the technological district, due to the scarcity of new deliveries and a more limited pipeline.
