22@ adds a new actor that contributes to advancing in the field of knowledge and innovation, while diversifying the uses of the city's well-known technology district. A plot of land on Peru Street measuring 8,300 square meters will house a new student residence. The project stems from a newly forged alliance between the Italian investment manager DeA Capital Real Estate, the Swiss investment group Partners Group, and the university residence network Camplus.

The three companies have conspired to develop a student residence at a European level, and have chosen Barcelona and Paris to launch their first project. These will be the first within the objective of the new platform, which aims to create a portfolio of high-quality, sustainable, and affordable facilities totaling more than 5,000 beds across Europe.

The plot, located next to Bac de Roda street and close to academic centers, is owned by the company GC Gruppe-Teclisa, which will occupy part of the future building. Thus, the land will include offices of the company, dedicated to the commercialization of plumbing, electricity, air conditioning, and renewable energy materials, in addition to the residence. The student accommodation will be operated by Camplus, which already has nearly 10,000 beds in 15 Italian cities, Seville, and Pamplona.

The 22@ student residence will have 250 beds, in an operation that has been advised by Cushman & Wakefield. Its Capital Markets partner, Eusebi Carles, has argued that this acquisition represents a "relevant milestone" in the real estate market, and that it demonstrates "the underlying strength of the 22@ district, which continues to attract the interest of investors and operators."

The other project promoted by this alliance of DeA Capital, Partners, and Camplus is located in the Ivry-sur-Seine area of Paris. The new student residence will have 448 beds, within this "strategic partnership" that aims to promote "not only assets, but communities that will help students achieve their academic goals," according to the CEO of DeA Capital Real Estate Iberia, Koldo Ibarra.

The director of Living in Spain at the consultancy JLL, Juan Manuel Pardo, assures that this market is "in a consolidation phase in which there is currently room for practically all types of strategies." Within the movements of this market, JLL advised the recent acquisition of another residence located precisely in 22@. Specifically, the French group The Boost Society bought the Kley Barcelona Pallars residence from Corestate Capital at the beginning of February, which has 265 beds and 2,700 square meters.
